• Rent Collection & Financial Reporting: We collect rent payments directly from tenants and provide you with a monthly statement that includes rent receipts and a summary of the property’s financial performance. This makes it easy for you to track your investment’s success.

• Renter’s Insurance Requirement: We require tenants to carry renter’s insurance for added protection. If needed, we assist them in obtaining coverage to meet this requirement.
• Convenient Online Payments: Tenants have access to a secure online payment portal, making rent payments easy and timely. Plus, we report payments to credit bureaus, helping tenants build their credit history.
• 24/7 Emergency Maintenance Support: We offer around-the-clock emergency maintenance services to address urgent issues and minimize any disruptions for your tenants.

During our routine home check walkthroughs we will inspect and/or perform these basic duties:

• Floors, walls, and ceilings
• Attic and basement
• Leaking pipes and other water leaks
• Flush toilets and run faucets
• Temperature of the home
• Fuel levels
• Boiler and hot water heater
• Appliances
• Lightbulbs and smoke detectors
• Maintenance issues
• Pest problems
• Unusal odors
• Exterior of home
• Landscaping and irrigation
• Snow removal and roof raking
• Mail and deliveries

• Responsive to any alarms and systems
• Provide access to the home for authorized personnel
• Arrange for landscaping/plowing services, boiler cleanings, and/or similar services

We’ll make an additional trip to your property after a storm hits. During a storm check we inspect the outside and inside of the home for damage and water leaks. If damage does occur we work with you, the property owner, and decide what action is needed to keep your home in working order.
